Process
- Provide a comprehensive CMA (comparative market analysis)
- LIST YOUR PROPERTY according to your objectives after making recommendations and providing incite.
- Gather all pertinent DATA, information and records:
- Disclosure statement
- Copy of deed
- All warranties (construction and service)
- Copies of monthly bills
- Copy of master deed (if condo)
- Copy of insurance
- Copy of inventory
- Your features/benefits list
- Leases (if applicable)
- Check for LIENS, including easements, assessments, riparian claims, leases, Etc.
- Begin MARKETING (See: Chip’s marketing plan)
- SOLICIT public and professional FEEDBACK
- Co-ordinate and update you on all SHOWING ACTIVITY
- Keep you updated on all MARKET ACTIVITY on a weekly basis via “weekly market reports”
- Present and negotiate all OFFERS on your behalf
- Handle all PROCESSING- including municipal inspections and title company co-ordination- on your behalf once a satisfactory agreement has been finalized.
- Represent you at SETTLEMENT (along with your attorney, if you so choose)
